Guaranteed Income from your apartment in Dubai
Your apartment generates a guaranteed monthly income — whether occupied or vacant. All earnings above the guaranteed amount are yours too. Both clauses are in the contract, in English and Russian.

02How the guarantee works
Steps 01 — 04
Guaranteed income is a floor, not a ceiling
Standard 'income guarantee' in Dubai is master lease: the operator sets a figure 15–20% below real potential, takes all surplus, and locks you in for 12–24 months. Our guarantee is tied to an external benchmark, your upside remains yours, and the exit is within one month.
Calculate Guaranteed Income-
Step 01
Calculate your apartment's guaranteed income
Guaranteed income equals the long-term rental rate for your specific apartment — based on building, floor, view, and condition. The calculation method is shown before signing and the figure is written into the contract.
Figure — in the contract
-
Step 02
Paid monthly based on actual performance
Payment due by the 10th of the next month, in your preferred currency. All bookings and income from platforms are visible in your dashboard before official reports arrive.
By the 10th
-
Step 03
We cover the difference from our own funds
If, over 12 months, total payments fall below the guaranteed amount, we cover the difference. Not from future income, but from our own funds. That is what the guarantee means.
From our own funds
-
Step 04
Upside — yours; Exit — 30 days' notice
Everything your apartment earns above the guaranteed amount is yours — minus commission. 12-month agreement with auto-renewal; exit at any time with 30 days’ notice, no compensation.
No compensation
Mechanism illustrated by example year
0% of guarantee
Everything above the guaranteed amount is yours, minus commission.

03Why we can make this promise
One product · one target audience
We don’t ‘rent apartments.' We offer one product for one audience
Our guests are remote professionals and digital nomads who live in Dubai for two weeks to three months. They need not just a 'view apartment', but a workspace: a window desk, a 32" 4K monitor, an ergonomic chair, fiber optic connection — and a PS5 after work. Such listings on Airbnb in Dubai are rare, so they command higher prices and longer bookings.

Long-term also doesn't guarantee 100%: on average, apartments are vacant for 1.5 months per year between tenants, plus agent commission and non-payment risk. Therefore, we compare against actual long-term occupancy, not the listed nominal rate.

05Property security
6 layers of protection
'Short-term rentals ruin an apartment within a year.' Not under such a system
Platform insurance
Up to $3 million in property damage coverage
Airbnb AirCover for hosts covers up to $3 million in damage and $1 million in liability. Booking.com and Vrbo offer their own damage and liability insurance up to $1 million. Plus, we hold a deposit from the guest.
Exit inspection protocol
Post-guest inspection
After every exit, the property is inspected using a checklist with photo documentation. Any damage is recorded on the day of departure and a claim is submitted to the platform — while the deposit is still held.
Who pays
Damage: platform and deposit, not the host
Natural wear and tear remains your responsibility. Minor repairs under 200 AED are handled at our expense, without waiting for approvals.
Wear and tear
Full cleaning after every stay
This is no exaggeration: every exit includes full cleaning, linen change, and equipment checks. With a long-term tenant nobody looks inside for years; with us the apartment is checked every week.
Who lives here
Not economy-tier stays or parties
Maximum two guests — this is standard across all our listings. Guests are remote professionals, with an average stay of 18 nights. They come to work, not to celebrate.
Selection process
Guest screening prior to booking confirmation
Profile, past host reviews, travel purpose, registration documents for DET and the building. Guests without documents are not admitted — this is a legal requirement, not our preference.

06Transparency
Management will check guests in off the books and hide the income. Not possible — and here's why
Each guest goes through three independent registries, which we do not control, plus your personal dashboard. Checking someone in off the books is physically impossible.

10Questions
What is typically asked before requesting a quote
Can't find your question?Ask via WhatsApp — we reply the same day, in English or Russian. What guaranteed income will I receive specifically?
Your guaranteed income equals the long-term rental rate for your specific apartment — factoring in building, floor, view, and condition. The calculation method is shown before signing, and the figure is written into the contract. We'll provide both calculation formats within one business day.
My apartment is on a developer payment plan. Is that a problem?
We've been through developer payment plans ourselves. If the final payment is still pending and the apartment has already been vacant, consider the 'Zero Investment' format: furniture, appliances, and launch — all at our cost. We'll go over your specific case during the calculation.
Who pays utilities?
DEWA, chiller, internet, and building service charges — owner's responsibility. Cleaning, laundry, consumables, the DET tourism fee for guests, minor repairs up to 200 AED, photos, listings, and guest support — our responsibility.
When do I receive payments?
By the 10th of the following month — in AED, USD, EUR, rubles, or USDT. Currency and method are selected at signing, and can be changed upon request. Bookings and income are visible in your personal dashboard before the report is issued.
What if I want to exit?
The contract runs for 12 months with automatic renewal. You may exit at any time: one month's notice, no penalties or compensation.
Do I need to get the DET holiday home permit myself?
No. We register the apartment with DET, obtain short-term rental approval, secure a NOC and building access, then extend the permit and monitor compliance.
What happens to the 'zero investment' furniture if we part ways?
The contract sets out in advance what happens to the furniture when we part ways; we show you these terms before signing, together with the guaranteed income estimate.
Can I view your apartments in person?
Start with live Airbnb calendars — we’ll send links along with the calculation. We’ll coordinate a viewing of one of the Creek Harbour units via WhatsApp between stays.
